Job Description: Property Project Manager

Location: Manchester City Centre

Salary: £35,000 - £40,000 + Benefits

Working Hours: 8:30am to 5:30pm (40 Hours per week)

Reports to: Head of Property

What is the role?

urbanbubble require an multi-faceted Property Project Manager for our prestigious block management division in Manchester, to deliver an unparalleled service to the properties within the block management portfolio and to deliver excellence against the Property Management Schedule (PMS).

What will I be responsible for?

Project Management

* Responsible for the delivery of the large works plans across Property Management with the customer at the heart of decision-making.

* To support the Property Managers with proactively managing and delivering excellence against the Property Management Schedule (PMS) through delivery of the large works schedules

* To support and manage larger cyclical work, tenders, contractors and suppliers and that third parties act in line with the urbanbubble values when onsite. To manage poor performance with suppliers and ensure quality work is delivered in a timely and cost effective manner.

* To support delivery of the Property Improvement Plans (PIPs), so property needs are met and customer expectations exceeded. To provide technical input and advice across the business relating to project planning and delivery

* Manage all projects within agreed timeframes, ensuring all key milestones are achieved, to support this implement initiatives to regularly monitor project performance ensuring the successful completion of all projects

* Develop comprehensive project plans that can be shared with customers to ensure we are effectively communicating throughout the project life cycle

Quality Management

* Develop processes and systems that support a Project Management ethos across the business ensuring we deliver successful projects at all times. Develop quality management procedures with a focus on continuous improvement

* Ensure customers and all other stakeholders are engaged throughout the project process, adopting governance structures that allow for the appropriate approvals at agreed stages

Financial and Data Management

* To ensure project works are delivered against budget, managing purchase orders, invoices, contracts and any associated financial administration.

* To contribute to effective financial management, ensuring service charge budgets include all planned large works and undertake periodic financial reviews at a project level. To deliver key financial information to clients and respond to questions and concerns relating to their projects

* To oversee project works and any spending to ensure we operate within budget at all times, monitoring all activity closely

* Develop commercial plans that align sinking fund projections with long term maintenance plans

What type of person are we looking for?

Experience/ Skills Required:

* Financial understanding and management

* Ability to manage multiple and sometimes conflicting deadlines and support the team to prioritise work, within a busy environment.

* Effective analytical and decision-making skills.

* Customer service skills at the highest level.

* 3 years minimum experience in project management

* Experience of delivering multiple projects at once in a fast paced, live environment such as residential or commercial property

* Experience of residential property management, or at a minimum facility management, on a large scale

* Experience of financial management, budget management, service charge preparation

Qualifications:

Project Management qualification ie Prince 2 (Essential), IRPM Member (Desirable)
